     The way Construction Management at Risk (CMR) works is to involve the CMR at the beginning of the Design Process. We call this the “Pre-Construction Phase”. The CMR assumes tasks formerly assigned exclusively to the Architect, such as Scheduling and Budgeting.

    Especially when dealing with renovation work in your school, you need a qualified CMR to assist the Architect to determine such things as:

  • How to Phase the work into different areas, so that students can attend school while construction commences.
  • Benefit from our “Hands-on” knowledge of how to route electrical, air conditioning, and plumbing chases through existing structures.

    Unfortunately, many School Boards don’t take advantage of these benefits, and wait to hire the Construction Manager too late, when the drawings are almost complete.
