Waldrop Construction Inc performs various construction services under six types of contracts:

Fixed Price General Contracting
Often an Owner already has plans for his project and wants a Fixed Price General Contract. After drawings and specifications are received, we take competetive bids on all phases of construction. Our excellent relationships with many subcontractors and thorough knowledge of pricing assures an efficient bid. We then establish a "fixed price", or a guaranteed maximum price for the project. Upon request, we provide performance and payment bonds to insure completion within this price. This contract is the traditional method of project delivery, and many owners prefer the security this type of contract provides.

Design/Build
The Design/Build approach provides architectural, engineering, and construction under a single agreement. Either
our in-house Design staff or partnership with another Architect will work closely with the client, conceptualizing the completed project at an early stage. Concurrent estimating during development of the design assures a guaranteed price and scheduling far sooner than typically possible. Some advantages of this process are:

  • Potential for fast-tracking the project (beginning construction or procurement prior to the design being completed), resulting in a shorter overall delivery time for the project. This is a significant incentive to owners where time is an issue.
  • Potential for reduction or elimination of change orders. After all, the design builder is responsible for both design and construction.
  • Expertise of the contractor, particularly in the area of practical execution of the project, is brought to the table earlier in the process.
  • Owner can be provided with a fixed price of the project earlier in the process when compared with the traditional design-bid-build method.
  • Potentially lower overall project costs.
  • The "finger-pointing" between contractor and design professional that is common in the design-bid-build delivery system is lessened or eliminated under the design-build system.
  • Lenders may be attracted to single point of responsibility in making available project financing, particularly where performance guarantees or liquidated damages are involved in the contract.

Construction Management Agent
Under a construction management approach to a major building project, professional expertise in the specialized areas of cost estimating, systems analysis, value engineering, "constructability" review, scheduling of activities, procurement, and construction coordination and supervision is added to the capabilities of the traditional project team of owner and architect. In the "Agent" method, the owner is legally the contractor and assumes most liability and risk. Waldrop Construction Inc, performing as the Construction Management Agent, acts in an advisory capacity to guide the owner through the construction process. The owner realizes cost savings because the multiple markup and fees associated with the traditional approach are removed.

Construction Management At Risk
This project delivery method is similar to the Construction Management Agent agreement, except Waldrop Construction assumes greater responsibility and risk. By working closely with the Owner and Architect from initial design, we may effectively form a budget and guarantee a maximum price early in the project. Upon request, we provide performance and payment bonds to insure completion within this price. Any cost savings realized from the guaranteed maximum price are returned to the owner.

Cost Plus General Contracting
Having developed close relationships with many clients over the years, some prefer to have their projects built on a cost plus a fee basis, believing they gain the maximum advantage of our efficiency in design and construction. Although this type on contract requires a very strong, trusting relationship between Owner and Contractor, it offers the greatest potential for savings in overall construction cost.

Build/Lease
Many business owners prefer to lease rather than own buildings for a variety of reasons. This contract places Waldrop Construction Inc as a developer in purchasing land, designing facilities and performing construction for clients on long-term lease contracts.


Waldrop Construction Inc is able to assist the Owner and Architect in any stage of design under any type of contract. Our many years of experience in Site Development and Building Construction have prepared us to effectively monitor design for cost-effective, low maintenance, energy effecient, and aesthetically pleasing projects. Upon completion of all jobs we provide a book of close-out documents including releases of leins, affidavits of bills paid, maintenance, and warranty information.
