    After the Drawings are complete, we select a date to Bid the Project. We advertise in all the standard industry publications, as well as our private bid list. One of the big advantages of using Waldrop Construction is the size and scope of this specialized bid list. Since we have been in business for over sixty years, we have building all kinds of projects, such as Office buildings, Banks, Nursing Homes, Industrial projects, Hospitals, Dormitories, Hotels, Big Box Retail, and much more.
   
 
Bid Advantage

     Many people don't know this, but often a subcontractor will find a niche in only following one type of work, such as Hospital renovations. They are often reluctant to enter another field, such as School Construction, without a mentor to help guide them through the specific requirements of this new type of construction. Waldrop Construction accels at bringing new subcontractors on board to bid, as this gives us a price advantage.
     Another advantage to Waldrop Construction is that we build throughout all of central texas. Our bid list reflects not only the small trade subcontractors found in the smaller rural areas, but also the larger commercial outfits from the big cities such as Dallas/Ft Worth, Austin, San Antonio, Houston, and Lubbock. We are uniquely positioned to provide the broadest list of subcontractors.

     As the bids are being received, you can see the results tabulated on the viewing screens in our bid room. At the close of bidding, we compile the preliminary results into a final list of costs, which you are welcome to take with you. We require a week from bid day to perform a risk assessment the winning subcontractors and vendors.

     The risk assessment includes such things as-

  • interviews with the subcontractors to make sure they've covered everything in their bid package.
  • interviews with a the bank(s) they do business with to make sure they are financially solvent.
  • credit checks if required.
  • criminal background check if required.
  • interviews and site visits to see current and previous projects the subcontractor has performed to be sure that they can provide quality work.
  • calls to suppliers to see if they are current on payments.

Final Results

     A week after bid day, we present to you a Guaranteed Maximum Price (GMP). This price is turn-key, including everything you need to start and finish the project. The GMP goes hand-in-hand with our risk assessment. If we determine that a subcontractor, from the preliminary bid was a high risk candidate for employment, we will recommend that he not be used on the project, with information supporting this position. If they are a Mid-level risk, we may recommend that they be awarded the contract, with some contingency funds added up to the next bidders amount, to finish it a case of default.

No-Risk Guarantee

     After we submit to you the Guaranteed Maximum Price, and you accept, it is time to begin construction. 

     We provide all services to this point free of charge. We earn our fee in the construction phase. I feel comfortable doing this, because I have absolute confidence in our ability to bring you a price that is within your budget.
