written by Sam Waldrop, Vice President

Waldrop Construction has built School Projects for over sixty years. During this time, we've pioneered the different ways of contracting, from Hard Bidding projects,to Design-Build, Construction Manger Agent, and Construction Manager-at-Risk. Over the last decade, Most School Districts have chosen to use Construction Management at Risk as the preferred method of building.

Why Construction Management at Risk?

To me, the whole point of Construction Management at Risk is about Personalization. You control how much involvement you want in the Design, Bidding, and Construction Phase.

Think about this...

Would you like your Builder to work with you and the Architect, while you are designing the project, to help create better budgets and schedules?

  • We do that, at little or no cost to you.

How about having a Construction Professional available to show your School Board, or other Organizations, how the project can be built, and be prepared for the hard questions, at any point in Design?

  • As Construction Managers, we show real world, first hand examples of
how any problems you forsee can be solved.

Would you like to take a part in the bid process?

  • We require that a representative from your school, and the Architect, be
present at our 'War Room' during the bid opening, to assure everyone

that we are following the highest ethical standards in receiving bids
    correctly in a timely manner.

How about Managing Risks?

Are we required to award subcontracts to lowest bidder, or is there a way to
give preference to local businesses?

  • You are given great flexibility with Construction Management at Risk. If
you feel that you are given greater value by using a local, yet slightly higher
priced subcontractor, the State of Texas has empowered you to make
that decision. We can also say "no thanks" to subcontractors who show a
history of poor performance, or appear to be a "high risk" candidate for
    employment.

Finally, do like openess and transparency of companies that you do business with?

  • Under Construction Management, the Accounting for your project is
available for auditing, down to the last penny.

These are just a few of the reasons why Construction Management at Risk,
using Waldrop Construction, is the building method of choice for so many School
Districts. Please call me, Sam Waldrop, to talk about how we can help your Project
off to a great start today.
